Safe & Sound Electrical Plan

In 2012-2016, electrical failures or malfunctions accounted for 13% of home structure fires.  Those fires accounted for the highest number of civilian deaths and property damage. In our view, that needn’t be. Soby One electrical checkups are the most thorough and extensive on Cape Cod. If your home is more than 15 years old, please contact Soby One. You can also benefit from our Safe & Sound Club benefits.   

Our special in-depth electrical checkups through our Safe & Sound club include these services: 

Electrical System

  • Check electrical connections at electric panel
  • Check all ground and neutral bar terminals
  • Check all circuit breaker wire terminations
  • Check temperature at each circuit breaker and main lugs
  • Check meter socket, riser cable, service entrance conductors for wear and tear, check cable connections and check to see if its watertight
  • Visually inspect utility company point of attachment for loose or damaged wire or connections

Grounding System 

  • Check that the ground is sized and installed properly.
  •  Check for 2 ground rods in place and connected properly with appropriate size ground wire and connected to panel properly.
  • Check water pipe system is grounded.
  • Check interconnected bonding system is installed and is grounded properly

Interior – Devices

  • Check smoke & CO detectors for age (Under 10 years for smokes and 5 years for CO detectors
  • Check smoke and CO detector batteries
  • Check for GFCI protection where required and test GFCI devices to verify they are working properly
  • Check receptacles with a tension tester
  • Check receptacles to make sure they are grounded type receptacles
  • Check receptacles to make sure they are electrically grounded
  • Check receptacles to make sure they are tamper-resistant type
  • Check all switches and dimmers and make sure they are not broken or loose
  • Check temperature at switches and dimmers to make sure they are not overheating
  • Check for broken or missing plates

Interior Misc

  • Check for and eliminate extension cords
  • Check for any loose or hanging wires
  • Check for any open or free-floating splices
  • Check for any old wiring – cloth romex – BX – Reduced ground wire – Knob and tube
  • Check for Arc fault protection and verify all arc fault breakers and devices work properly
  • Check exhaust fans for proper operation and make sure they are vented properly

Heating and Cooling Electrical

  • Check all disconnects and shut off switches and make sure they are installed and secured properly.
  • Check for correct voltage at equipment.
  • Check to make sure exterior disconnects are watertight.
  • Check age and accuracy of thermostats

Exterior  

  • Check exterior lighting for water damage or broken glass
  • Check exterior plugs for GFCI protection
  • Check exterior receptacles for proper in-use covers and water damage
  • Check flood light motion sensor operation

Please note, all wire terminations will loosen over time and with use and need to be tightened periodically to avoid loose connections, arcing, and equipment damage.

Safe & Sound A/C Mini Split Plan

Did you know most major AC manufacturers require proof of regular maintenance in order to honor a warranty claim? Most experts agree that ductless mini splits will last longer, often up to five years longer, if it receives regular care and maintenance. Without proper maintenance the little things that don’t always show themselves at first can build up and turn into a costly repair or even a complete system shutdown. Let Soby One handle your AC maintenance so you can rest easy knowing you’ll be cool all summer and warm all winter, hassle free! 

Our extensive A/C Mini Split checkup includes all of these:

Outdoor Condenser

  • Check and verify condenser base is level and condenser is secured to base
  • Check for any obstructions 4′ around condenser
  • Clear out vegetation 18″ around condenser
  • Check for ice and snow buildup at unit
  • Clean and degrease condenser unit (dirt, grime, and dust can easily get into condenser and cause unit to malfunction)
  • Straighten out condenser fins with alignment comb to maintain performance 
  • Clean condenser coil (to avoid poor cooling performance and higher operating cost)
  • Clean line set (the pipes running from the outdoor condenser to the indoor air handler)
  • Inspect insulation on the line set 
  • Check refrigerant lines for leaks 
  • Check drain line for blocks or leaks 
  • Inspect line set where it penetrates the house for watertight seal

 Indoor Air Handler 

  • Clean indoor unit, (dirt, grime, and dust can easily get into unit and cause unit to malfunction)
  • Clean air filters 
  • Inspect drip pan for moisture (if there is evidence of mold growth, use EPA-approved biocides to disinfect the pan and surrounding area)
  • Inspect evaporator coil & clean to remove dust and dirt (if there is evidence of mold growth, use EPA-approved biocides to disinfect the coil)
  • Check that fan wheel and blower are balanced 
  • Clean fan 

Electrical 

  • Check line voltage disconnect and torque wires to specified pressure
  • Check flexible whip for wear and tear and check that connectors are secured 
  • Check wire terminations at condenser and torque wires to specific pressure 
  • Check communication wire terminations at condenser and torque wires to specific pressure 
  • Inspect capacitors
  • Check communication wire terminations at indoor unit and torque wires to specific pressure
  • Check circuit breaker electrical connection at electrical panel 
  • Check temperature of wire/circuit breaker at electrical panel 

Please note, all wire terminations will loosen over time and with use and need to be tightened periodically to avoid loose connections, arcing, and equipment damage .
